What's Changed This Month

  • The Aureva received its separate HARERA registration (reported in August 2026), moving it from EOI to formal launch.
  • One Midtown continues handovers across its four towers – resale activity has picked up as owners take possession.
  • Valley Gardens is in its final stretch ahead of the reported October 2026 possession date.

Reading the Status of DLF Under Construction Projects

Not all DLF under construction projects are at the same stage. A rough guide to what each stage means for you:

  1. Excavation / foundation: earliest stage – most payments are still ahead of you.
  2. Superstructure: towers rising floor by floor; payment demands follow slab milestones.
  3. Finishing: façade, internal works, lifts – usually 12–18 months from possession.
  4. OC applied / received: occupancy certificate stage – possession letters follow.

How to Verify Progress Yourself

  • RERA quarterly reports: every registered project must upload progress updates on the state RERA portal (HARERA for Gurugram and Panchkula, Delhi RERA for Delhi). This is the most reliable public source. Our RERA explainer shows how to read them.
  • Demand letters: DLF raises payment demands linked to construction milestones – each one tells you which stage has been reached.
  • Site visits: if you are in NCR, visit every few months and take dated photos.

What If Your Project Is Delayed?

Under RERA, if a developer misses the registered completion date, buyers may be entitled to interest for the delay or a refund with interest, depending on the case. Keep all allotment documents and payment receipts safe, and consult a lawyer for your specific situation.

Project-by-Project Notes

DLF Privana (Sectors 76–77)

Privana is being built in phases, so different towers are at different stages. Buyers in older phases are further along than those in Privana North. If you are comparing phases for purchase, our DLF Privana price guide shows how prices relate to each phase's stage.

DLF The Arbour (Sector 63)

Phase 1 is under construction with possession targeted around 2030 as per recent reports. The Aureva, its senior-living phase, has only recently been registered, so it is at an early stage. Full details are in our DLF Arbour Sector 63 guide.

DLF One Midtown (Moti Nagar)

With towers complete, the focus has shifted to handovers and fit-outs. As more owners take possession, the project is moving from the under-construction list to the DLF ready to move flats list.

DLF Valley Gardens (Panchkula)

Valley Gardens is in its final stage. Buyers should check the occupancy status of their specific block before planning a move.

What Buyers Should Do at Each Stage

StageYour action
Early constructionKeep all receipts; confirm payment demands match actual progress
SuperstructureVisit the site; compare with RERA quarterly updates
FinishingPlan your loan disbursement and interiors budget
PossessionDo a detailed snag inspection before signing the possession letter

Possession Checklist

  • Occupancy certificate for your tower.
  • Final statement of account – no unexplained charges.
  • Snag list: seepage, electrical points, doors, windows, flooring, plumbing.
  • Handover of keys, parking allotment and utility connections.
  • Conveyance deed registration and stamp duty payment.

Why Construction Updates Matter for Resale

If you plan to sell your allotment before possession, buyers will ask about the construction stage first. Projects visibly ahead of schedule attract better resale offers. This is also a big part of how buyers judge a developer – our summary of DLF project reviews shows that construction progress and delivery are among the most discussed topics. Always cross-check with the list of RERA registered DLF projects and the portal's quarterly reports.
