DLF New Launch Projects 2026: Complete List, Price & RERA Status

Last updated: September 2026

2026 has been one of DLF's busiest launch years. Between fresh phases in its existing townships and brand-new luxury formats, buyers now have more DLF choices than at any time in the last decade. This page is our running tracker of DLF new launch projects – what has launched, what is expected, and the numbers you should know before you register interest.

1. DLF The Aureva – A New Category for DLF

The Aureva, earlier known as Arbour Senior Living, is the most talked-about DLF launch of 2026 because it is DLF's first large luxury project designed around older residents. It sits within the Arbour land parcel on Golf Course Extension Road and reportedly offers around 172 large 4 BHK homes, with a healthcare partnership and senior-friendly design such as wider corridors and emergency response systems.

What makes it different from typical "senior living" is ownership – units are freehold, so they can be resold or passed on like any other apartment. It has its own RERA registration, separate from the main Arbour project. Ticket sizes are reported above ₹12 Cr.

2. DLF Privana North – The Township Keeps Growing

DLF's Privana enclave in Sectors 76–77 is being released in phases. After Privana South and Privana West, Privana North continues the same 4 BHK, low-density format. Each new phase has typically been priced above the previous one, which is why early buyers in the township have seen gains even before possession.

3. Golf Course Road & GCER – What's Coming Next

Two large launches are expected in Gurugram's most expensive belts. Hamilton Court 2 in DLF City is expected to target buyers in the ₹10–20 Cr range with 3 and 4 BHK homes, while a Sector 61 project on Golf Course Extension Road is reported to offer larger 4 and 5 BHK formats. Neither has a published price list yet – treat any "confirmed price" you hear before RERA registration as speculation.

DLF New Project Price List 2026 (Indicative)

DLF does not release a public price list; rates are shared through its sales team and authorised partners at launch. Based on listings and market reports, here is the indicative DLF new project price list 2026:

  • Privana phases: 4 BHK from roughly ₹9.5 Cr; Privana South listings average ₹17,000–18,000 per sq ft.
  • The Aureva: reported above ₹12 Cr per unit.
  • Golf Course Road launch: expected ₹10–20 Cr range.

Remember that base price is only part of the cost. Our guide on hidden costs of buying property explains PLC, EDC/IDC, parking and GST.

How DLF Launches Usually Work

  1. EOI window: buyers submit a refundable Expression of Interest a few weeks before launch.
  2. RERA registration: the project gets its registration number; only then should you pay a booking amount.
  3. Allotment: units are allotted, often in order of EOI or by draw.
  4. Sell-out: popular DLF launches often sell out within days, after which only resale remains.

Before paying anything, run through our RERA checklist.

DLF New Launch Projects vs Resale: Which Route Is Smarter in 2026?

Every DLF launch creates two markets at once – the fresh inventory sold by DLF and the resale market in its older projects nearby. Choosing between the two is often the first real decision a buyer makes. DLF new launch projects give you the lowest price per sq ft the project will ever see, a staggered payment plan and the newest specifications. Resale gives you certainty – the building exists, the neighbours exist, and you can often move in or rent it out immediately.

A simple way to decide: if you won't need the home for four to five years and can handle construction-linked payments, a launch usually offers better value. If you need to live in it or earn rent soon, look at DLF ready to move flats instead. Many buyers also track DLF under construction projects that are two or three years into construction – buying on transfer at that stage shortens your wait while still offering some upside.

Where DLF Is Launching: A Quick Map

Almost all of DLF's 2026 residential launches are concentrated in three Gurugram belts – the Southern Peripheral Road (Privana), Golf Course Extension Road (Arbour, Aureva and the Sector 61 project) and Golf Course Road (the expected Hamilton Court 2). Our sector-by-sector guide to DLF upcoming projects Gurugram explains the strengths of each belt. If you are specifically comparing Privana phases, our detailed DLF Privana price breakdown shows how pricing has moved from phase to phase.

Outside Gurugram, DLF's activity is lower but still worth watching – plotted phases in the DLF Valley township in Panchkula and developments around Chennai's OMR corridor. See our DLF projects in Chennai page for the latest there.

Documents to Collect Before You Book

At every DLF launch, ask for – and keep – the following:

  • Official brochure and floor plans: a DLF project brochure download should show the RERA number, carpet area and specifications.
  • Price sheet / cost sheet: the official DLF new project price list for your tower and floor, with every charge itemised.
  • Payment plan: construction-linked or time-linked, with dates or milestones.
  • RERA registration: check it on the portal – our list of RERA registered DLF projects is a good starting point.
  • EOI receipt and terms: if you paid under DLF pre-launch offers, keep the refund terms in writing.

Budget Planning for a DLF Launch

DLF launch pricing is only the starting point. When you build your budget, add preferential location charges (for higher floors or better views), external and internal development charges, car parking, club membership, maintenance security and GST. Stamp duty and registration come at the end, when the unit is conveyed to you. As a thumb rule, keep a buffer of 10–15% over the base price – and a bit more if you plan to do interiors before moving in. Our guide to hidden costs of buying property covers each line item.
